What Is Fascia

What Fascia Does and When to Replace It

Fascia is the trim board that runs along the bottom edge of the roof, behind the gutter. It does two things: it covers the ends of the roof rafters (which is structural and aesthetic), and it's what the gutter attaches to.

When fascia rots, two things start happening. First, the gutter loses its anchor point and starts pulling away from the roof. Second, water that should be running into the gutter starts running behind the gutter, into the soffit and the wall. Both compound over time.

Signs your fascia needs replacement:

  • Soft spots when you press the wood (use a finger, not a screwdriver - wet rot is obvious to touch).
  • Paint blistering or peeling on a previously sound paint job.
  • Gutter pulling away from the roof, even after re-fastening.
  • Visible water staining on the soffit immediately below.
  • Visible insect activity (carpenter bees especially love rotted fascia).

The Three Fascia Materials We Install

Wood (Primed Pine, Cedar)

Traditional, paintable, requires repainting every 5-8 years on coastal exposure. Real-world service life on the Jersey Shore is 10-20 years before replacement is needed. Roughly $8-$25 per linear foot installed. Best fit for historic homes or HOA neighborhoods that require wood trim.

Aluminum

Pre-finished, low-maintenance, comes in standard colors. Real-world service life is 30-50 years. Roughly $12-$30 per linear foot installed. Most common choice on coastal homes because aluminum doesn't rot - the gutter can be re-fastened any number of times without compromising the fascia. Custom paint over aluminum is possible but reduces the manufacturer warranty.

Composite

Engineered material (PVC-based or wood-composite blends) that resists rot, holds paint, and lasts 50+ years. Roughly $15-$40 per linear foot installed. Premium option, worth considering on shore homes where curb appeal drives resale value or when you simply don't want to deal with fascia again for the rest of your ownership.

Most homeowners replace fascia in aluminum on the Jersey Shore. Aluminum is the right balance of cost and durability for coastal exposure - it doesn't rot, it holds finish through salt-spray, and the gutter can be re-anchored any number of times without compromising the substrate. Wood replacement is becoming less common except on historic homes and HOA neighborhoods that require it. Composite replacement is growing among shore-home owners who are renovating for long-term ownership and want the "do it once" durability of a 50-year material. The System

Fascia + Soffit + Gutter as One System

Fascia, soffit, and gutter aren't three separate things. They're one drainage and ventilation system at the roof edge.

Gutter attaches to fascia. If fascia rots, gutter falls. If gutter overflows, fascia rots faster.

Soffit ventilation pulls air into the attic. If soffit rots from above (because fascia has failed and water is getting behind), the ventilation system fails and the rest of the roof ages faster.

Most fascia jobs we run on Jersey Shore homes come paired with at least one of these three: gutter replacement, soffit repair, or trim coil replacement. We tell you on the inspection whether the related work is necessary or whether you can defer it.
