Repair Or Full Replacement - How To Tell
Most siding calls we run come down to one decision: patch the affected area or replace the whole house. Here's the honest version.
Repair makes sense when:
- Storm damage is limited to one wall or one section.
- A few panels are cracked, lifted, or punctured but the rest of the field is in good shape.
- The siding is under 20 years old and the original color is still close enough to match.
- One wall took a hit from a tree limb, ladder, or vehicle.
Full replacement is the better call when:
- The siding is past 25-30 years old. Vinyl from the 1990s is brittle and cracks when you touch it.
- Color fade and chalking are spread across multiple sides of the house.
- You're seeing soft spots, bubbled paint, or interior staining - usually hidden rot under the siding.
- You've already patched the same wall two or three times.
- You're selling or refinancing and want the resale ROI.
The Four Siding Materials We Work With
Siding choice on a Jersey Shore home depends on three things: budget, salt-air exposure, and how long you plan to be in the house. Here's how the four common materials compare.
Vinyl Siding
Cost-effective and low-maintenance. Comes in dozens of colors and a few profiles (Dutch lap, traditional clapboard, vertical, scallop). Real-world service life on coastal NJ homes runs 20-30 years. Doesn't need painting. Replaces in panels when damaged. Roughly $4-$8 per square foot installed. We install and repair more vinyl than any other siding type, by volume.
James Hardie Fiber Cement
Premium fiber cement with the best long-term durability on the Jersey Shore. Holds paint roughly 3x longer than wood. Resists hail, wind, salt corrosion, and pests. Real-world service life is 50+ years when installed correctly. Roughly $10-$15 per square foot installed. Worth the upgrade on shore homes and on south-facing exposures where standard siding ages fast.
Traditional Fiber Cement
Lower-cost fiber cement options exist beyond Hardie. Performance is solid but the brand-recognition resale value isn't quite the same. Roughly $7-$12 per square foot installed. We install both Hardie and traditional fiber cement depending on budget and the homeowner's preference.
Wood Siding (Cedar, Primed Pine)
Traditional look that some shore homes need to keep their architectural character. Requires repainting every 5-8 years on coastal exposure. Service life depends heavily on maintenance discipline. Roughly $8-$14 per square foot installed. Less common in our work but we still do it on historic restorations and on neighborhoods where the HOA requires it.
What We See Most on NJ Siding Repair Calls
Five issues account for most siding repair calls we run on coastal NJ homes.
Storm Damage (Wind-Lifted Panels, Hail Cracks)
After a nor'easter or hurricane, the most common siding damage is wind-lifted vinyl panels around corners and eaves where the wind shear is highest. Hail damage shows up as cracks across exposed faces, usually on the storm-facing side of the house. Both repair as panel replacements with color matching.
Salt Corrosion (Joint Discoloration, Fastener Failures)
On homes within a mile of the ocean, salt air slowly attacks fastener heads and joint sealants. We see this as black streaking down siding from corroded fastener heads, or as panels that bow out at the edges where the fastener has failed. Repair involves replacing fasteners with stainless and re-sealing joints.
Fading and Color Loss
UV degradation on south-facing siding causes color fade over 15-25 years. Some homeowners want a section replacement to restore the original color; others want a paint refresh. Vinyl can be painted with the right vinyl-safe paint, though most homeowners prefer panel replacement for durability.
Panel Separation (Thermal Expansion)
Siding moves with temperature. Vinyl expands and contracts roughly 1/2 inch over a 100-degree temperature swing. When the original install didn't account for this movement (no expansion gap at corners, fasteners driven too tight), panels start separating after 5-10 years. Repair requires re-spacing and proper fastener tension.
Pest Damage
Carpenter bees and woodpeckers can damage wood siding, especially older cedar. We patch the damage and recommend strategies to discourage future damage (pesticide treatments, owl decoys, painted vs unpainted finish).
Our Color-Matching Process
Color matching is the difference between a repair that disappears and a repair that looks like a patch.
For vinyl, we pull the manufacturer color code from the back of an existing panel (every vinyl panel has it stamped on the reverse) and order matching panels from the same manufacturer. If the original color is discontinued, we find the closest current match and explain the slight color difference up front.
For James Hardie and traditional fiber cement, we pull the existing color code from the homeowner's records or run a paint-match on a sample chip taken from a hidden corner of the existing siding. Hardie has hundreds of factory colors, plus the option to paint custom on-site.
For wood siding, we source matching cedar or primed pine boards from local suppliers, then paint-match the finish coat to the existing house color. Wood color-matching is more art than science - we get it close, and most homeowners expect a small variation that weathers in over a season.
Color matching is included on every spot repair regardless of material. No upcharge for "matching" as a separate line item.
Salt Air, Stainless Fasteners, and Corrosion-Resistant Trim
Coastal NJ siding ages differently than inland siding. Three things make coastal jobs different on our crew.
We use stainless steel fasteners on every job within a mile of the ocean - never galvanized or coated steel. Salt air eats coated fasteners in 5-10 years; stainless lasts the life of the siding. The cost difference is small per job; the longevity difference is real.
We use corrosion-resistant trim coil on coastal jobs. Standard aluminum trim coil works inland; on shore homes, we upgrade to a coastal-rated coating that holds finish through salt-spray exposure.
We install with proper drainage at fascia and soffit junctions. Coastal homes saturate with humidity faster than inland, and improper flashing details at the siding/fascia transition cause hidden rot that doesn't show up for years. We catch this on every free inspection.

Material/Color Selection
Color match confirmed before we order. For full re-siding jobs, we bring physical samples to your house for the final color choice.
Repair Day
Crew arrives at 7-8 AM. Damaged panels removed, replacement panels installed with proper fastener spacing and stainless fasteners on coastal jobs. Color match verified in natural light. Cleanup at the end of the day.
