Repair vs Replace - How to Tell Which One Your Roof Needs

Most homeowners think every leak means a new roof. It usually doesn't. Here's how we tell the difference on a free inspection.

Repair is enough when:

  • One or two missing shingles after a wind event, with the surrounding field still in good shape.
  • An isolated leak around a chimney or pipe boot, where the flashing has failed but the shingles haven't.
  • Visible damage to less than roughly 10 percent of the field, with the rest of the roof under 15 years old.
  • A repair history of one or two patches, not five.

Replacement is the better call when:

  • Curling, cupping, or bald spots across the field. The shingles have lost their granules and the underlayer is exposed.
  • Multiple repair patches over the years. Patches eventually outpace the original roof.
  • The roof is past 25 years old and the deck shows soft spots when we walk it.
  • Multiple leaks in different parts of the roof at the same time. Almost always a sign the system is done.
In our experience, roughly half of the calls we run for "I need a new roof" turn out to be repair-grade after a real inspection. The other half turn out to be replacement-grade where the homeowner thought a patch would buy them five more years. Install Day (Tear-Off + New Roof)

Crew arrives at 7 or 8 AM. Existing shingles stripped to the deck. Rotted plywood replaced where found. Ice and water shield, underlayment, starter strip, field shingles, ridge cap, drip edge - all in one continuous workflow. Cleanup at the end of the day.

Walkthrough + Warranty

We register both warranties in your name. The 30-year labor warranty starts the day the install finishes. Anything that needs adjustment gets adjusted on the spot.
