Roof Replacement in NJ - Tear-Off and a Fresh Owens Corning System
Family-owned, Brick-based. Owner Charles Kearns has been in construction since 1978. Free roof inspections at (732) 770-3867.
Roof replacement in New Jersey runs roughly $9,500 to $22,000 on a typical Ocean County home, depending on size, pitch, tear-off complexity and shingle choice. Prices vary. Call (732) 770-3867 for a free written estimate. Quality Roof Pros is a family-owned NJ roofing contractor based in Brick Township. Owner Charles Kearns has been in construction since 1978. As an Owens Corning Platinum Preferred Contractor, we run full tear-offs and install the OC Total Protection Roofing System on every replacement. Most replacements take 1 to 2 working days when weather cooperates. Coastal homes with full tear-off plus stainless flashing trend higher in cost; designer shingles add another 30 percent on top of architectural pricing. Every replacement is covered by a 30-year Quality Roof Pros labor warranty paired with the Owens Corning Lifetime manufacturer warranty, both registered in your name during the final walkthrough. Free inspections at (732) 770-3867.
Repair vs Replace - How to Tell Which One Your Roof Needs
Most homeowners think every leak means a new roof. It usually doesn't. Here's how we tell the difference on a free inspection.
Repair is enough when:
- One or two missing shingles after a wind event, with the surrounding field still in good shape.
- An isolated leak around a chimney or pipe boot, where the flashing has failed but the shingles haven't.
- Visible damage to less than roughly 10 percent of the field, with the rest of the roof under 15 years old.
- A repair history of one or two patches, not five.
Replacement is the better call when:
- Curling, cupping, or bald spots across the field. The shingles have lost their granules and the underlayer is exposed.
- Multiple repair patches over the years. Patches eventually outpace the original roof.
- The roof is past 25 years old and the deck shows soft spots when we walk it.
- Multiple leaks in different parts of the roof at the same time. Almost always a sign the system is done.
Our 5-Step Roof Replacement Process
Same general flow as a new install, with the tear-off step at the front.
Inspection
Free, on-site, written photo report. We climb the roof. We check the deck. We tell you whether replacement is the right call or whether a repair gets you another five years.
Estimate
Line-item written pricing in your inbox before any deposit. Material specs, labor cost, timeline, warranty terms. If we hit unexpected rot during tear-off, you hear about it before we replace anything.
Material Selection
Real Owens Corning samples brought to your house. You pick the shingle line, the color, and the trim details from physical samples - not a webpage.
Install Day (Tear-Off + New Roof)
Crew arrives at 7 or 8 AM. Existing shingles stripped to the deck. Rotted plywood replaced where found. Ice and water shield, underlayment, starter strip, field shingles, ridge cap, drip edge - all in one continuous workflow. Cleanup at the end of the day.
Walkthrough + Warranty
We register both warranties in your name. The 30-year labor warranty starts the day the install finishes. Anything that needs adjustment gets adjusted on the spot.
The Owens Corning Total Protection Roofing System
Total Protection isn't marketing - it's a layered system where each component is designed to work with the others.
- 1. Owens Corning ice and water shield in valleys, around penetrations, and along the eaves.
- 2. ProArmor or DeckDefense synthetic underlayment across the rest of the deck.
- 3. Owens Corning starter strip along eaves and rakes.
- 4. Field shingles from the Owens Corning Duration Series - TruDefinition Duration, Duration STORM (Class 4 impact-rated), Duration FLEX (SBS polymer-modified), or a designer profile depending on your selection. Every Duration shingle uses SureNail Technology for 130 mph wind resistance.
- 5. Hip and ridge cap shingles matching the field color.
- 6. VentSure ridge vent at the peak for attic ventilation.
- 7. Aluminum drip edge along all eaves and rakes.
- 8. Pipe boots, step flashing, and counter-flashing on every penetration.
As a Platinum Preferred contractor, we have the authority to register the strongest tier of Owens Corning manufacturer warranties on every Total Protection install. Fewer than 1 percent of NJ roofers carry the Platinum credential. Verifiable on owenscorning.com.
30-Year Labor Warranty + Owens Corning Lifetime Manufacturer Warranty
Every roof we replace gets two warranties registered in your name during the final walkthrough.
Owens Corning Lifetime manufacturer warranty covers material defects on the shingles for the life of the roof. Real-world service life on coastal NJ asphalt is typically 25-35 years. The warranty covers manufacturing defects throughout that span.
Quality Roof Pros 30-year labor warranty covers the installation work itself - flashing, fasteners, ridge venting, drip edge, and every structural detail that determines whether the roof keeps water out.
Both warranties land in your email the day the install finishes. Not at some abstract future date. If something goes wrong with materials, you're covered. If something goes wrong with the install, you're covered. The paperwork is short, the language is in plain English, and the warranties transfer to a new homeowner when you sell - which adds value at resale.
Wind, Salt Air, and Why Coastal Replacements Cost More
Coastal Ocean County and Monmouth County replacements run 10 to 20 percent higher than inland equivalents because of three things: stainless flashing, six-nail patterns, and Duration Storm shingle upgrades.
Stainless steel or aluminum flashing replaces galvanized on every coastal job. Salt air eats galvanized flashing in a decade. Stainless lasts the life of the roof.
Six-nail-per-shingle patterns replace the standard four. The extra two nails take an hour of crew time on a typical roof and roughly double wind-rip resistance, which is what unlocks the 130 mph wind warranty on Duration shingles.
Duration Storm shingles - the impact-rated upgrade - cost about 15 percent more per square than standard Duration but hold up better to hail and wind-driven debris. We recommend them on south-facing roofs and homes within a mile of the ocean.
