Why Coastal Ocean County Roofing Is Different

Ocean County roofing isn't the same as inland NJ roofing. Three things make it different:

Salt air. Every home within a mile of the ocean takes constant salt air exposure. Cheap galvanized fasteners corrode in 6 to 8 years. Aluminum flashing pits and fails sooner than inland. We use stainless steel ring-shank nails and aluminum or stainless flashing on every coastal job. The upgrade costs about 8 to 12 percent more in materials and doubles the realistic service life of the flashing details.

Nor'easter exposure. October through April brings storms with sustained winds of 50+ mph and gusts above 70. Asphalt shingles installed without the right wind-rating fail in 5 to 8 years on coastal homes. Post-Sandy housing aging. A lot of Ocean County housing got new roofs after Hurricane Sandy in 2012.
