Spotting Roof Wear and Tear Early in Brick Township NJ

Granule Loss in the Gutters
Granules protect shingles from UV. When the granules wash off, the asphalt is exposed and ages fast. A coffee cup of granules per gutter cleaning is normal at year 10. A full handful is a problem.
Coastal homes lose granules faster - salt air accelerates the process. Brick Township homes near the bay typically need a roof check at year 12-15.
Curled, Cupped, or Cracked Shingles
Curling at the edges means the shingle is reaching end of life. Cupping (raised in the middle) is similar. Cracking across the field is more urgent.

Bare Spots in the Field
Small dark patches where the granules are missing entirely. The asphalt underneath is visible. UV is now hitting raw asphalt and aging it 3-5x faster than the rest of the roof.
