Roof Flashing Guide - Protecting Brick Township Homes from Water Damage

Roof flashing is the metal trim that seals the seams where the roof meets a vertical surface - chimneys, skylights, walls, dormers. Failed flashing is the second most common leak source we trace on Brick Township homes (right behind failed pipe boots). Three types matter: step flashing (woven into shingles at sidewalls), counter flashing (caps the step flashing on chimneys), and drip edge (at eaves and rakes). Repair runs $400 to $900 typically. Step Flashing

Step flashing is L-shaped pieces of metal woven into the shingle field where the roof meets a sidewall or chimney. Each piece overlaps the one below by about 2 inches.

When step flashing fails, water runs down the wall, gets behind the shingles, and shows up as a leak inside the house several feet from the actual entry point.

Counter Flashing

Counter flashing caps the step flashing on chimneys. It's set into a cut groove (reglet) in the masonry and bent down over the step flashing.

Brick Township chimneys built in the 70s and 80s often have failing reglets. The counter flashing pulls loose, water runs behind it, and the leak chases the chimney's interior.

Drip Edge

Drip edge is the L-shaped metal at eaves and rakes. It directs water away from the fascia and into the gutter.

When Flashing Fails

Visible rust streaks below the flashing. Lifted edges. Caulking pulling away from masonry. Water stains on the ceiling near the chimney or skylight.
