How Roof Leaks Turn Into Moisture Problems Inside Your Home
By Charles Kearns | Owner, Quality Roof Pros | Brick Township NJ | ~7 min read
A small roof leak that goes unaddressed for 3-6 months typically causes drywall damage ($500-$2,000 to repair), insulation replacement ($800-$2,500), and sometimes framing rot ($1,500-$5,000). Mold can develop within 48-72 hours of sustained moisture. The repair gap between catching a leak in week 1 vs month 3 is usually 5-10x because the secondary damage scales fast. Week 1 - Drywall Stains
First sign is usually a yellow or brown water stain on the ceiling. The drywall is absorbing water but hasn't failed yet.
If you catch it here, repair is usually a $300-$700 roof fix plus drywall touch-up.
Week 2-4 - Insulation Saturation
Attic insulation soaks. R-value drops to near zero in the wet area. Energy bills creep up.
Insulation replacement runs $800-$2,500 in the affected area.
Month 2-3 - Mold and Framing
Sustained moisture grows mold on the back of drywall and on framing. Framing wood starts to soften.
Mold remediation runs $1,500-$5,000. Framing repair another $1,500-$5,000.
For triage, see our leak repair guide on when to call vs wait.
Month 6+ - Structural Issues
Decking rot. Rafter rot. Sometimes ceiling collapse.
At this point you're looking at partial replacement plus full interior remediation. The roof side alone runs $4,000-$15,000.
